A fund managed by Equity Resource Investments, LLC (ERI), in partnership with Intersection Equities, LLC (Intersection), has acquired the Desert Canyon Industrial Park, a small bay industrial usiness park located in Henderson, NV, for $16.95 million.
This acquisition includes 95,364 square feet across five buildings, and consists of 36 suites, each ranging from 2,400 to 3,200 square feet, with clear heights of 16 to 18 feet and 63 grade-level doors. ERI believes the property, with its location near U.S. Interstate 11 and SR 582, will benefit from Henderson’s expanding residential and mixed-use developments. Henderson also maintains a vacancy rate of 2.4%, with no known similar competing developments planned.
ERI takes pride in identifying assets that it believes possess strong fundamentals and upside potential. To that end, this joint venture with Intersection includes plans for both light renovations and proactive management initiatives focused on tenant satisfaction and enhancing curb appeal.
